Moving to Moreton Bay: What to Research Before Choosing an Area

Moreton Bay is one of the largest and fastest-growing local government areas in South East Queensland, and treating it as a single market is a mistake. This guide covers what to research at the regional level before you narrow down to specific suburbs.

A Region of Very Different Areas

The City of Moreton Bay was formed through the amalgamation of the former Caboolture Shire, Pine Rivers Shire, and Redcliffe City, and stretches from the edge of Brisbane north to the Glass House Mountains, reaching around 40 kilometres inland at its widest. With around 94 suburbs across this footprint, coastal Redcliffe, the Bribie Island area, inland Caboolture, and the Pine Rivers corridor around Strathpine each have a genuinely different character, and comparing them as one homogenous area will not give you a useful picture.

Coastal vs Inland Differences

Coastal areas such as the Redcliffe Peninsula and Bribie Island offer proximity to the bay and a different lifestyle profile to inland areas like Caboolture and the corridor around Narangba and Burpengary. Inland areas are generally positioned around road and rail corridors toward Brisbane rather than water frontage, and the two parts of the region attract different kinds of buyers for different reasons.

Transport and Access

The Redcliffe Peninsula railway line, opened in October 2016, connects Kippa-Ring and the Redcliffe area to Brisbane via stations including Rothwell, Mango Hill, Murrumba Downs, and Kallangur. Further north and west, Caboolture is served by the existing North Coast rail line, while other parts of the region rely more heavily on bus services and the Bruce Highway corridor. Actual commute times vary significantly depending on which part of Moreton Bay you are considering, so check specific transport links for the suburb you are looking at rather than assuming the whole region has similar access.

Employment and Activity Centres

Moreton Bay has its own significant employment and retail centres, including precincts around Redcliffe, Caboolture, and North Lakes, rather than every resident commuting into Brisbane. Understanding where your own workplace sits relative to different parts of the region is worth factoring into your area research.

Schools and Research Pathways

As with anywhere in Queensland, school catchment should be verified for a specific address rather than assumed from a suburb name. See our guide to school catchments in Queensland for how to check using the Department of Education’s official EdMap tool.

Infrastructure and Planning Considerations

As one of the fastest-growing local government areas in the country, Moreton Bay has ongoing infrastructure and planning activity in various parts of the region. Checking zoning, overlays, and any nearby development applications for a specific address is particularly relevant here given the pace of growth. See our guides to zoning and property overlays and nearby development and planning applications.

Flood, Bushfire and Environmental Checks

Both coastal and inland parts of Moreton Bay can carry flood, storm surge, or bushfire considerations depending on the specific location. See our guides to flood risk checks and bushfire risk, and check the mapping for the specific address rather than the region as a whole.

Commuting Considerations

If you will commute to Brisbane regularly, test realistic travel times at the times you would actually travel, both by car and by public transport, rather than relying on off-peak estimates or straight-line distance from a map.

Why You Should Compare Suburbs, Not Treat Moreton Bay as One Market

Given the size and diversity of the region, the right approach is to shortlist a small number of specific suburbs based on your own priorities, whether that is coastal lifestyle, transport access, budget, or proximity to family, and research each one individually rather than assuming the region behaves uniformly.
