North Lakes is an established, purpose-built master-planned town centre suburb in the City of Moreton Bay, developed from the early 2000s and anchored by Westfield North Lakes. Unlike some newer, still-developing growth suburbs in the region, North Lakes is now a relatively mature, largely built-out community, which is worth keeping in mind if you are comparing it against earlier-stage growth areas elsewhere in Moreton Bay. This guide covers population and housing, transport, schools, health, shopping, parks, planning and flood considerations specific to North Lakes.
Population and Housing
North Lakes recorded a population of 23,030 at the 2021 Census, with a median age of 35. Housing is predominantly detached dwellings across planned estates, consistent with a mature master-planned community rather than an early-stage greenfield development.
Transport
There is no dedicated North Lakes railway station. The nearest rail stops are Mango Hill and Mango Hill East on the Redcliffe Peninsula line, both of which effectively serve North Lakes residents. North Lakes also has its own dedicated bus station, opened in 2013, supporting local and connecting services.
Schools
North Lakes State College, a public Prep to Year 12 school, and The Lakes College, a Uniting Church affiliated independent school also spanning Prep to Year 12, are well known local options. St Benedict’s Primary School is physically located in adjoining Mango Hill but uses a North Lakes address and is part of North Lakes Parish, so it clearly serves the North Lakes community despite sitting just over the technical suburb boundary. As always, confirm the current catchment for any specific address using the Queensland Government’s EdMap tool (qgso.qld.gov.au/maps/edmap), noting that catchment status is never a guarantee of enrolment.
Health
There is no full public hospital confirmed within North Lakes itself. The suburb does have a North Lakes medical and health precinct offering GP and allied health services, though not hospital-grade acute care.
Shopping and Everyday Life
Westfield North Lakes is the suburb’s dominant retail and commercial anchor, forming the centre of the master-planned town centre around which much of North Lakes’ day to day life is organised.
Parks and Local Life
North Lakes has its own constructed lake and parkland network built around the town centre, a genuine defining feature of the suburb’s master-planned design and a point of difference from many other Moreton Bay suburbs.
Planning and Development
North Lakes is governed by City of Moreton Bay precinct and sector plans specific to the suburb. Council’s overland-flow-path overlay applies given the suburb sits within an area of ongoing growth-corridor development pressure, alongside neighbouring Mango Hill and Morayfield. This is general context for the wider growth corridor rather than a specific suburb-wide flood claim about North Lakes itself.
Flood and Property Due Diligence
No suburb-wide flood status should be assumed. For any specific address, use the City of Moreton Bay’s official flood-mapping tools to check whether overland-flow or other overlays apply to that particular property.
Nearby Suburbs Worth Comparing
Buyers looking at North Lakes often also compare it against Mango Hill, Redcliffe, Kallangur and Murrumba Downs. Because North Lakes is a relatively mature, largely built-out community, it can be a useful steadier comparison point against earlier-stage growth suburbs elsewhere in the region.
