Downsizing is a different research problem from a first purchase, even though a lot of general property content treats it the same way. This article looks at the property-research side first, because Narevella is a property research platform rather than a financial adviser, and then sets out the downsizer superannuation contribution rules as background context, with a clear caveat attached.
Out of scope: retirement villages and land-lease communities
Before going further, a scope note. This article does not cover retirement villages or land-lease (over-50s lifestyle) communities. These are a materially different legal product with their own contract structures and exit-fee arrangements, and they were not researched for this article. If a retirement village or land-lease community is part of your consideration, that requires its own dedicated research and, likely, specific legal advice — treat it as a separate decision from the general downsizing research below.
Why downsizing is a different research problem
A first home purchase is usually a standalone decision. Downsizing typically involves several things happening at once, which changes the research task:
- You are usually selling one property and buying another at close to the same time. Narevella’s guide to preparing a Queensland property for sale covers the seller side of that timing question.
- You are often moving from a standalone house into a strata title property — an apartment or townhouse — which brings a different set of ongoing obligations.
- You are typically optimising for accessibility and low maintenance rather than land size or school catchment, which changes what “good research” even looks like for this purchase.
The strata reality check
This is the most under-researched part of downsizing, and it is an area where Narevella already has depth. Moving into an apartment or townhouse means taking on body corporate levies, a sinking fund, and a set of by-laws that can cover everything from pets to renovations. Reviewing the levy amount and the health of the sinking fund is not optional — it is one of the most important pieces of due diligence in a downsizing purchase. See Narevella’s guides to what body corporate is and when it matters and body corporate checks for unit and townhouse buyers. If you are considering a high-rise building, the Gold Coast high-rise body corporate guide covers the additional considerations that come with taller buildings, including that a lift is itself a genuine maintenance liability and a real driver of ongoing levies.
Narevella’s house vs townhouse vs apartment comparison is a useful companion for thinking through what actually changes between these property types beyond the headline price.
Accessibility and future-proofing
Worth checking specifically, and easy to overlook on a standard walk-through: step-free entry, single-level living or a functioning lift, bathroom layout and door widths, lighting, and — genuinely important in Queensland’s climate — cooling and cross-ventilation. A property that looks appealing on a cool inspection day can be a very different proposition in February.
Location shift
Downsizers often prioritise different things from first home buyers — proximity to health services, closeness to family, and walkable amenity tend to matter more than school catchments. If health access is part of your thinking, Narevella’s guide to researching a property near infrastructure and the region-specific “Moving to” guides can help you think through what changes around a given location.
The downsizer super contribution rules
These figures are current as at September 2026 and are provided as background context, not as financial advice:
- If you are 55 or older, you may be able to contribute up to $300,000 from the proceeds of selling (or partly selling) your home into a complying superannuation fund as a downsizer contribution.
- If your spouse is also 55 or older, a couple can contribute up to $600,000 in total between them.
- You or your spouse must have owned the home for 10 years or more.
- The home must have been your main residence at some point during your ownership — it does not need to be your main residence at the time of sale.
- The contribution must be made within 90 days of receiving the sale proceeds (settlement date).
- A downsizer contribution does not count towards the concessional or non-concessional contributions caps, and because it is an after-tax contribution, the usual 15% contributions tax does not apply.
- It can only be made in relation to one home in your lifetime (or your share of one home).
This is general information only. A downsizer contribution can affect Age Pension assessment and other outcomes depending on your individual circumstances. Narevella is a property research platform, not a financial adviser — please get advice from a licensed financial adviser and confirm the current rules directly with the ATO before acting on any of the above.
Duty and other costs
Transfer duty and the broader costs of ownership still apply to a downsizing purchase in the same way as any other purchase. See Narevella’s Queensland transfer duty guide and the guide to ownership costs beyond the purchase price. No downsizer-specific duty concession is assumed or stated in this article — check current settings directly if this is relevant to your situation.
If you are buying with a partner or another family member as part of a downsizing move, Narevella’s guide to buying property with a partner, spouse or family member covers the ownership questions worth resolving early.
The research task in summary
Downsizing well means treating the sale and the purchase as one coordinated research task, taking body corporate due diligence as seriously as any other structural check, and getting professional advice on the superannuation side rather than relying on general information alone.
