Carindale is an eastern Brisbane suburb built around Westfield Carindale, one of the city’s larger shopping centres, with housing that is overwhelmingly separate houses.
Local Context
Brisbane City Council describes Carindale as “a major centre for people in eastern Brisbane” that “brings homes, jobs, and shops together in one place to support everyday needs.” Most of that centre role is concentrated around Westfield Carindale rather than spread across the wider suburb. We could not find an official source confirming an exact distance or direction from the CBD, so we have left that detail out.
Housing & Property Character
Carindale is a strongly separate-house suburb. Australian Bureau of Statistics 2021 Census figures show 88.7% of occupied private dwellings are separate houses, with semi-detached, row, terrace or townhouse dwellings at 7.4% and flats or apartments at only 3.7%. This is a notably different profile to inner Brisbane centres like Toowong or Chermside.
Brisbane City Council’s Carindale centre neighbourhood plan applies only to the commercial node around Westfield Carindale, divided into a centre core, centre fringe and centre residential precinct. It does not cover the wider residential suburb, which sits under standard City Plan zoning instead. Whether any part of residential Carindale carries a heritage or character overlay was not confirmed in our research and would need a property-specific check.
Getting Around
Carindale has no train station and no ferry terminal. Public transport runs through the Carindale Shopping Centre bus interchange, with confirmed routes including 200, 202, 204, 209, 212, 215, 222, 250 and 270, connecting to Queen Street station, Fortitude Valley, Roma Street station, the University of Queensland’s Lakes station and Garden City. As with any bus service, it is worth checking Translink’s current timetables before relying on a specific route number.
Schools & Education
Carina State School is physically located within Carindale. Mansfield State High School, nearby, operates under a negotiated catchment area. Because catchment boundaries can be more specific than a suburb name suggests, the Queensland Government’s EdMap tool is the authoritative way to confirm which school actually applies to a given address.
Shopping & Everyday Services
Westfield Carindale, at 1151 Creek Road, opened in November 1979 on a 12.87 hectare site, originally built by the State Government Insurance Office with around 50 specialty shops, and intended to serve Carina, Belmont, Coorparoo and surrounding suburbs. It remains the dominant commercial centre for the area and now also houses Carindale Library.
Parks & Recreation
Carindale Recreation Reserve, known locally as Rocket Park, sits along the Bulimba Creek Bikeway corridor and includes habitat for koalas and other native wildlife, with an upgrade project currently underway. Beyond the standard residential zoning across most of the suburb, Brisbane City Council is progressing a tailored amendment package covering Carindale alongside Indooroopilly and Nundah, proposing height increases within the centre precincts, height transitions along Winstanley Street, Creek Road, Banchory Court and the Bulimba Creek recreation corridor.
