Coomera is one of the fastest-growing corridors on the northern Gold Coast, and a genuinely large amount of infrastructure is either under construction or in planning for the area. The trouble for buyers trying to make sense of it is that news coverage often blends confirmed, funded construction with proposals that are still years from a funding decision. This article separates what is actually funded and under way from what is planned or still at a business-case stage, using the most recently reported information available.
The new Coomera hospital: a genuinely major, but future, facility
A new public hospital is confirmed and under development at George Alexander Way, Coomera, as part of the Queensland Government’s Hospital Rescue Plan, positioned between Gold Coast University Hospital and Logan Hospital. Concept design has been completed, with construction reported starting in the second half of 2026. The plan is for a 12-storey Clinical Services Building, covering emergency, intensive care, operating theatres, mental health, maternity, paediatric and renal services, alongside a 7-storey Ambulatory Care Building for outpatient clinics, day oncology, allied health and pathology.
The first tranche of around 400 beds is reported to be targeted for around 2031, with a further 200 beds reported by around 2032. These are useful figures, but they are reported targets rather than locked-in delivery dates, and large hospital builds frequently shift. The practical point for current residents and buyers is that this facility does not exist yet. For now, Gold Coast University Hospital and Robina Hospital remain the relevant hospitals for anyone in the Coomera area.
The Coomera Connector: funded and building, versus planning-only, versus business case
The Coomera Connector is a staged, motorway-standard road being built in sections between Coomera and Nerang, and it is a good example of why staging detail matters. Breaking it down by what is actually happening:
- Funded and under construction: Stage 1 is split into North, Central and South packages. The Central and South packages are reported to be under construction, and the North package is reported to have recently opened to traffic.
- Planning and design only, not yet funded for construction: Stage 2, extending further north toward Pimpama, is reported to have funding committed for planning and design work, but not yet for construction.
- Business-case stage: A further set of stages extending north toward Loganholme is reported to still be at a business-case stage, under review by Infrastructure Australia, well short of a funding commitment.
This staging matters for anyone weighing up a property purchase around an assumed road completion date. A “planned” road extension and a “funded and building” one are very different things, and it is worth confirming current status directly with the Queensland Government or the Department of Transport and Main Roads rather than assuming a reported future stage will proceed on any particular timeline.
Schools: expansion under way, a second facility reported in the pipeline
Coomera’s existing state special school has recently been expanded with 14 new classrooms. Separately, a second new state special school has been reported in the pipeline for the area, with a contract award reported for around 2026 and completion reported for somewhere between 2027 and 2029. As with the hospital timeline, treat these as reported targets rather than confirmed dates.
What this means for buyers
Coomera’s infrastructure pipeline is genuinely substantial, but the value of that pipeline to a specific property depends heavily on which parts are actually funded and under construction versus which are still proposals. Before making a purchase decision that depends on any of this timing, particularly the hospital opening or a specific Coomera Connector stage, confirm current construction status directly with the Queensland Government, Transport and Main Roads, or the City of Gold Coast.
