Coomera is an inland, growth-corridor suburb in the northern part of the City of Gold Coast, bordered to the south by the Coomera River and close to the M1 motorway. It isn’t a beach suburb, but it is currently one of the fastest-changing parts of the Gold Coast, with major transport and health infrastructure either underway or confirmed for the years ahead.
Population and Housing
The 2021 Census recorded 20,225 people in Coomera, with a notably young median age of 29 and 6,957 dwellings, averaging 3.1 people per household, a family-heavy, greenfield-growth profile. Given the pace of development in the area, the current population is likely higher than this Census figure, though buyers should rely on official updated figures rather than any unverified estimate.
Transport
Coomera railway station, opened in 1996, connects the suburb to Brisbane on the Gold Coast line, with the M1 close by. The dominant current infrastructure story, though, is the Coomera Connector, a staged motorway-standard road being built in sections between Coomera and Nerang. Stage 1’s Central and South sections are reported under construction, and the North section is reported to have recently opened, while Stage 2 further north toward Pimpama remains in planning and design only, not yet funded for construction, and a further stage toward Loganholme is still at a business-case stage. Treat each section on its own merits rather than assuming the whole project is finished.
Schools
Coomera has several state schools, including Coomera State School, Coomera Rivers State School and Coomera Springs State School (all with enrolment management plans), Upper Coomera State College for P-12, and the independent Coomera Anglican College. Coomera State Special School has recently been expanded with 14 new classrooms, and a second new state special school is reported to be in the pipeline for the area, with a contract award reported for around 2026 and completion reported for somewhere between 2027 and 2029, figures that should be treated as reported rather than locked in. As always, verify the exact catchment for any address using the Queensland Government’s official EdMap tool (qgso.qld.gov.au/maps/edmap), since being within a catchment does not guarantee a place.
Health
The most significant confirmed health development for Coomera is a new public hospital, at George Alexander Way, part of the Queensland Government’s Hospital Rescue Plan. Concept design is complete and construction is reported to start in the second half of 2026, with the first roughly 400 beds targeted for around 2031 and a further roughly 200 beds by around 2032. This is a future facility, so for current residents, Gold Coast University Hospital and Robina Hospital remain the relevant hospitals in the meantime.
Parks and Local Life
Coomera’s parks include Baker Creek Parklands, Upper Coomera Adventure Parklands, Coomera River Causeway Parkland and Coomera Sports Park, with a new Kerkin Road Adventure Parklands, featuring a pump track, skate park and trails, reported to open around 2026.
Shopping and Everyday Life
Westfield Coomera, opened in 2018 at a reported cost of around $470 million, is the suburb’s major shopping centre. A further expansion has previously been approved, but its current construction status is unconfirmed, so don’t assume it’s already underway.
Planning and Development
Coomera is covered by the City Plan’s Coomera/Coomera Town Centre Local Area Plan. The area was originally declared a state Master Planned Area in 2009, and appears to have since moved from that state-level master planning to standard council planning processes, though treat this transition as reported rather than an absolute certainty.
Flood and Property Due Diligence
The Coomera River forms the suburb’s southern boundary, a reason for river-proximity addresses specifically to be checked, not the suburb as a whole. Use the City of Gold Coast’s official flood-mapping tools for the exact address before relying on any Coomera property.
Nearby Suburbs Worth Comparing
Pimpama, Upper Coomera, Helensvale and Oxenford are worth comparing if you are considering Coomera.
