Bulimba is an affluent riverside suburb on a bend of the Brisbane River, about 4km east of the CBD, within Brisbane City Council’s Morningside Ward. It combines character housing, Queenslanders and renovated worker’s cottages, with newer riverside apartment development, and is anchored by the Oxford Street retail and dining strip it shares with neighbouring Hawthorne.
Population and Housing
At the 2021 Census, Bulimba recorded a population of 7,623, with a median age of 40 and an average household size of 2.4, an established, family-friendly demographic profile. Housing here is a genuine mix of detached character housing and apartments, consistent with an established, partly-renewed inner-eastern riverside suburb rather than a purely one or the other.
Transport
This is the standout, genuinely distinctive angle for this guide. Bulimba is a ferry-first suburb rather than a rail-first one. There is no train station in Bulimba itself, but the Bulimba ferry wharf on Oxford Street is the suburb’s defining transport asset. It is served by RiverCity Ferries’ all-stops CityCat service, running roughly from early morning to just after midnight along the UQ St Lucia to Northshore Hamilton route, plus peak-hour express CityCats. Bulimba also has a dedicated cross-river ferry to Teneriffe, running roughly every 15 minutes for a short, 5-minute crossing to Commercial Road. Local bus services along Oxford Street and Riding Road supplement this. That genuinely differentiates Bulimba’s commute profile from Brisbane’s more rail-oriented inner suburbs, such as New Farm or West End, and is worth treating as the central hook when weighing this suburb up.
Schools
Bulimba State School is the local public primary option, operating on a negotiated catchment. Its Enrolment Management Plan was updated and gazetted in August 2025. For secondary schooling, we were not able to confirm the specific applicable public catchment for a Bulimba address with confidence, so check the official Queensland Government EdMap tool (qgso.qld.gov.au/maps/edmap) directly rather than assuming a particular high school. Being within a catchment never guarantees a place, even once you have confirmed it.
Health
There is no hospital within Bulimba itself.
Shopping and Everyday Life
The Oxford Street precinct, shared with neighbouring Hawthorne, Balmoral and Morningside, is a well-established and genuinely walkable village high street, with fashion, health and beauty, dining and a cinema all within easy reach.
Parks and Local Life
Riverside parkland runs along the Bulimba reach of the Brisbane River, giving residents a genuine outdoor amenity that complements the suburb’s ferry-first, river-oriented character.
Planning and Development
We did not identify a dedicated neighbourhood plan or major redevelopment project specific to Bulimba. The suburb sits under standard Brisbane City Plan provisions as an established, already-built-out inner-eastern riverside suburb. Treat this as a genuine “settled, established suburb” finding rather than a gap in our research, it reflects a suburb that has largely finished its major development phase rather than one still working through active planning change.
Flood and Property Due Diligence
As a riverside suburb on a bend of the Brisbane River, any specific address check matters here. Use Brisbane City Council’s official Flood Awareness Map or request a FloodWise Property Report before drawing conclusions about a particular property.
Nearby Suburbs Worth Comparing
Both New Farm and West End already have full Narevella guides and share Bulimba’s heritage-character-housing angle. Hawthorne, Balmoral and Morningside are immediate neighbours worth comparing directly, and Teneriffe is reachable directly by the Bulimba-Teneriffe cross-river ferry if you want to compare a suburb on the opposite bank.
