Sunnybank Suburb Guide: What to Know Before Choosing Sunnybank

Tidy residential street beside a small local shopping strip in an established southern Brisbane suburb

Sunnybank is a middle-ring suburb on Brisbane’s southside, about 12km from the CBD, within Brisbane City Council’s Runcorn Ward. Built up mainly from the 1950s onward, it is best known as Brisbane’s principal Asian food and retail precinct, anchored by Sunnybank Plaza, alongside standard suburban housing throughout the rest of the suburb.

Population and Housing

The 2021 Census recorded 8,892 people in the Sunnybank suburb boundary (SAL geography), with a median age of 35. A separate, slightly larger ABS statistical area (SA2) covering Sunnybank recorded 9,033 people for the same year, a different boundary that should not be read as the suburb’s own population.

Housing in Sunnybank is strongly detached-house dominated: 85.8% separate houses, 13.1% semi-detached or townhouses, and only 0.7% flats or apartments, according to the 2021 Census.

Transport

Sunnybank railway station, on Dixon Street, sits within the suburb on the Beenleigh line. Bus routes 150 and 155 also serve the area, connecting to the City, Garden City and Griffith University. The South East Busway’s Runcorn busway station is nearby in the adjoining suburb of Runcorn, not in Sunnybank itself.

Schools

Sunnybank State School (primary) and Sunnybank State High School (secondary) are both located within the suburb. Runcorn State School, despite its name, is not in Runcorn but sits on the Sunnybank side of the boundary on Beenleigh Road. Because catchment boundaries are set independently of suburb names and can change, always verify a specific address using the Queensland Government’s official EdMap catchment tool rather than relying on a suburb guide or listing.

Health

Sunnybank Private Hospital, on McCullough Street, is a 24 hour private facility within the suburb. The larger public Queen Elizabeth II Jubilee Hospital is nearby in the adjoining suburb of Coopers Plains, not in Sunnybank itself.

Shopping and Everyday Life

Sunnybank Plaza, on the corner of Mains Road and McCullough Street, anchors the suburb’s retail identity, with a Coles, Kmart, cinema and around 135 specialty stores including its well known food court and surrounding Asian dining and grocery precinct.

Planning and Development

Brisbane City Council maintains a list of suburbs covered by a dedicated suburban renewal precinct plan, and Sunnybank does not currently appear on it. General City Plan 2014 zoning and overlays still apply, as they do everywhere in Brisbane, but no suburb-specific renewal plan was confirmed for Sunnybank at the time of writing.

Flood and Property Due Diligence

Sunnybank sits within the Bulimba Creek catchment, which Brisbane City Council’s citywide creek and overland flow flood study covers in general terms. This means parts of the suburb are subject to creek and overland flow mapping, though this says nothing about any specific address. Before relying on a property in Sunnybank, check the official Brisbane City Council Flood Awareness Map and order a FloodWise Property Report for the exact address, since suburb-level context is never a substitute for an address-specific check.

Nearby Suburbs Worth Comparing

Sunnybank Hills (larger, more suburban, similar Asian-retail identity but lower density), MacGregor (adjoining, quieter and more residential) and Runcorn (adjoining, shares the busway and overlapping high school catchments) are worth comparing if you are considering Sunnybank.
