Brisbane’s Inner-West Compared: Toowong, Indooroopilly, St Lucia and Kenmore

Leafy inner-west Brisbane hillside streets of character homes with the city beyond

Toowong, Indooroopilly, St Lucia and Kenmore are strung along the Brisbane River’s western bend and the Ipswich rail corridor, all within Brisbane City Council, and Narevella now has a published guide for each. What has been missing is the comparison that puts them together, especially now that a live planning change is reshaping density along part of this exact corridor.

Four Different Propositions on One Corridor

It is easy to lump these suburbs together as “the inner west,” but they represent genuinely different ways of living in the same general area. Toowong functions as a transit and commercial node. Indooroopilly is a major retail and schools centre currently facing significant density change. St Lucia is a university suburb with a distinctive tenancy profile shaped by its proximity to campus. Kenmore is an established, outer-inner-west family suburb with a more conventional residential character. Understanding which of these four propositions actually matches what you want is the point of comparing them directly rather than researching one in isolation.

Comparing the Four Suburbs

Transport

This is the sharpest differentiator in the set. Toowong and Indooroopilly are both rail-served on the Ipswich corridor, giving them a direct rail option into the city. St Lucia has no rail station at all; it is served by ferry and bus instead, which is a genuinely different daily commute shape. Kenmore is bus and road oriented, without a rail or ferry option. If commute mode matters to you, this single fact does more to separate these four suburbs than almost anything else about them. As with any commute comparison, plan a real weekday journey for your actual destination and departure time rather than relying on a general impression of “well served” or not. Since a flat 50-cent fare now applies across the network regardless of mode, time and frequency, not cost, are what genuinely separate these four suburbs on transport — see Narevella’s guide to comparing SEQ suburbs by real journey time and cost for the full method.

Planning and Density: The Corridor’s Live Story

Part of this corridor is currently subject to a genuine, dateable planning change. Narevella’s published article on the Indooroopilly-Carindale planning amendment covers a tower-height change affecting the area, and that article is the right place to go for the detail. This comparison’s role is simply to flag that density trajectory differs sharply along the corridor and that a buyer should check the current City Plan provisions for their specific address before assuming what can or cannot be built nearby. No height threshold or adoption status is restated here; that information belongs to the dedicated planning-amendment article and should be read there directly, where it can be kept current.

Retail and Services

Indooroopilly Shopping Centre operates as the corridor’s regional retail centre, and the other three suburbs substantially rely on it for major shopping and services. The specifics of what the centre offers are documented in the published Indooroopilly suburb guide rather than restated here.

Housing Mix and Who Lives There

These four suburbs carry noticeably different housing and household profiles. St Lucia’s proximity to the university gives it a materially different tenure and household mix from Kenmore, which reads as a more conventional family suburb. If you are trying to work out whether a suburb’s day-to-day character will suit your household, this is often a more useful comparison than transport or retail alone, and it is worth reading alongside a broader look at how housing type itself changes what ownership involves.

River Proximity and Flood

St Lucia and Toowong both sit on the river, which makes flood research a genuinely relevant step for either suburb. Flood risk is always an address-level question, never a suburb-level one, so the right response to river proximity is not to avoid or favour a suburb in general terms but to run a proper flood check for the specific property. Brisbane City Council’s FloodWise tool is the correct starting point for that address-level answer.

A Corridor Member Without a Guide Yet: Taringa

Sitting between Toowong and Indooroopilly, Taringa is a genuinely notable transport node on this corridor: a station with four platforms serving both the Ipswich and Rosewood line and the Springfield line, and sitting close to the city by rail. Narevella does not yet have a dedicated Taringa suburb guide, so it is mentioned here only as a corridor member worth knowing about, without a current timetable being asserted and without a guide link, since none exists yet.

Which Suits Whom

These are considerations, not recommendations.

  • A buyer who wants a direct rail commute and strong retail access nearby may find Toowong or Indooroopilly worth comparing closely, while keeping an eye on the live planning changes affecting parts of the corridor.
  • A buyer drawn to a university-adjacent lifestyle, or considering an investment property with a strong rental market tied to the university, may want to look closely at St Lucia, while treating ferry and bus access as the primary commute mode rather than rail.
  • A buyer who wants an established, conventional family-suburb feel without rail access may find Kenmore a closer match, while accepting a bus and road-based commute as part of that trade-off.
  • Anyone drawn to St Lucia or Toowong specifically for river proximity should treat a flood check as a mandatory step, not an optional one.

General Research Information Only

This article is general property research information for Queensland buyers and does not constitute advice, valuation or a recommendation to buy in any suburb named here. Planning provisions, transport timetables and retail offerings can change, and every fact above should be verified against the current published suburb guide, the relevant planning amendment article, and Brisbane City Council at the time you rely on it.
