Southport sits on The Broadwater and the Nerang River mouth in the central Gold Coast, and is the region’s oldest settlement, established in 1874, as well as its officially designated CBD. Development in its core is governed not by the standard City Plan but by the state-declared Southport Priority Development Area, declared in 2013 across roughly 198 hectares.
Population and Housing
The 2021 Census recorded 36,786 people in Southport, the Gold Coast’s single most populous suburb, with a median age of 37, an average household size of 2.1 and 15,462 occupied dwellings. Apartments and flats make up 54.6% of housing, well above the Queensland average, reflecting the high-rise CBD core alongside quieter low-rise streets further out. For most Southport buyers, body corporate and strata research is a mainstream part of due diligence rather than a niche concern.
Transport
Southport has the best light rail coverage of any Gold Coast suburb, with six G:link stations serving it directly: Gold Coast University Hospital, Griffith University, Queen Street, Nerang Street, Southport and Southport South. There is no heavy-rail station within the suburb itself; the nearest are at Nerang and Robina. Southport’s station count was unaffected by the Gold Coast Light Rail Stage 3 extension, which opened in August 2026 and added new stations further south, from Broadbeach through to a new terminus at Burleigh Heads.
Schools
Southport State High School operates a negotiated catchment with a capacity of around 2,196 students and offers Academic, Arts, Sports and Engineering excellence programs. Southport State School and Musgrave Hill State School cover primary schooling, and the suburb is also home to well-known independent schools, including The Southport School (TSS), St Hilda’s School and Aquinas College. As with any suburb, verify the exact catchment for a specific address using the Queensland Government’s official EdMap tool, since being in a catchment doesn’t guarantee a place.
Health
Southport is genuinely the Gold Coast’s health and education hub. Gold Coast University Hospital, a public tertiary teaching hospital opened in 2013, sits directly opposite Griffith University’s Gold Coast campus, together forming the Gold Coast Health and Knowledge Precinct, and Gold Coast Private Hospital is co-located in the same precinct.
Parks and Local Life
Southport Broadwater Parklands is the standout open-space asset, a roughly 3km foreshore park with a swimming enclosure, boat ramp, playgrounds and boardwalks along The Broadwater.
Shopping and Everyday Life
Australia Fair Shopping Centre, a large regional centre on The Broadwater, anchors Southport’s retail offer, alongside a distinct Chinatown dining and retail precinct.
Planning and Development
Because Southport’s core sits within the Southport PDA, development there is assessed against the state’s Development Scheme rather than the standard City Plan. A number of high-rise residential towers have been approved or proposed in the Southport PDA in recent years, though specific tower names, heights or storey counts reported in industry trade press haven’t been independently confirmed here, so check the official council DA record directly for anything site-specific rather than relying on secondary reporting. Separately, a light rail extension connecting Harbour Town at Biggera Waters to Gold Coast University Hospital has been announced and funded in the 2026-27 Queensland Budget, targeted ahead of the 2032 Olympics. It approaches but doesn’t run through Southport’s existing CBD stations.
Flood and Property Due Diligence
Southport’s Broadwater and Nerang River frontage is a reason for waterway-adjacent and low-lying addresses specifically to be checked, not a suburb-wide verdict. Use the City of Gold Coast’s official flood-mapping tools for the exact address before relying on any Southport property.
Nearby Suburbs Worth Comparing
Surfers Paradise, Main Beach, Labrador, Ashmore and Bundall are worth comparing if you are considering Southport.
