Broadbeach is a compact coastal suburb on the Gold Coast, about 4 kilometres south of Surfers Paradise, bordered by Broadbeach Waters, Surfers Paradise, Mermaid Waters and Mermaid Beach, with the Coral Sea to the east. At only around 1.4 square kilometres, it functions more as a tourism, dining and entertainment precinct than a conventional residential suburb, home to The Star Gold Coast and the Gold Coast Convention and Exhibition Centre alongside dense apartment and hotel towers. This guide is written with that reality in mind, since Broadbeach’s buyer research questions lean heavily toward strata and body corporate considerations rather than a house-and-land approach.
Population and Housing
Broadbeach sits within the City of Gold Coast local government area. At the 2021 Census, the suburb recorded a population of 6,786, the smallest population base among the Gold Coast’s major beachside precincts, with a median age of 46, the oldest of the nearby beachside suburbs. Only around 60% of private dwellings were actually occupied at Census time, a genuinely high proportion of unoccupied dwellings consistent with significant holiday-letting and investment-apartment stock. This is worth understanding as a real demographic feature of the suburb rather than glossing over it. Housing is an extreme apartment concentration, with flats and units making up nearly all, around 97 to 98%, of occupied dwellings. This is effectively a strata-apartment-only suburb, and buyer research here should focus heavily on body corporate structures, strata reports and short-term letting rules rather than a family-suburb or house-and-land framework, which the demographics simply don’t support.
Transport
Two Gold Coast Light Rail (G:link) stations serve Broadbeach directly, Broadbeach North and Broadbeach South, with Broadbeach South also functioning as a major bus interchange. Following a 2026 extension of the tram network further south toward Burleigh Heads, Broadbeach now has materially improved connectivity along the whole southern light rail corridor, making it one of the better-connected suburbs on the Gold Coast for car-free living.
Schools
Broadbeach State School, a public primary school with a formal enrolment management plan and an equidistant catchment, is the confirmed local option. Which high school catchment applies to Broadbeach addresses couldn’t be confirmed from an official source, so rather than naming a specific high school, always check the official Queensland Government EdMap tool (qgso.qld.gov.au/maps/edmap) directly for your address. Being within a catchment area never guarantees enrolment.
Health
There’s no hospital in Broadbeach itself. Gold Coast University Hospital at Southport, which is light-rail accessible, is the nearest public tertiary hospital, and Pindara Private Hospital at Benowa is the nearest private hospital.
Shopping and Everyday Life
Pacific Fair Shopping Centre sits immediately adjacent to Broadbeach and functions as its de facto major retail anchor, directly linked to the Broadbeach South light rail and bus interchange. Worth knowing if you’re searching “Broadbeach shopping”: Pacific Fair’s actual street address technically places it in the neighbouring suburb of Broadbeach Waters, not Broadbeach itself. Within Broadbeach’s own boundaries, The Star Gold Coast and the Gold Coast Convention and Exhibition Centre are the suburb’s major commercial and entertainment anchors.
Parks and Local Life
Kurrawa Park fronts the beach and hosts markets, festivals and sporting events throughout the year. Broadbeach Park, Cascade Gardens and Federation Park provide further local green space, and the Gold Coast Oceanway shared path runs along the foreshore, linking Broadbeach to neighbouring beachside suburbs for walking and cycling.
Planning and Development
Broadbeach is covered by its own Local Area Plan within the Gold Coast City Plan, along with a Broadbeach Place Making Plan, a 20-year vision originally endorsed in 2016 and updated in 2022, and a dedicated Core Business Precinct place-making master plan for the commercial core. A major residential and hotel development has also been proposed in adjoining Mermaid Beach, which could affect nearby amenity and construction activity in the area over the coming years, though this is in neighbouring Mermaid Beach rather than Broadbeach itself.
Flood and Property Due Diligence
As an ocean-facing suburb, coastal erosion and storm-tide overlays are directly relevant research items for Broadbeach. Use the City of Gold Coast’s official flood-mapping tools for an address-specific check rather than assuming a blanket suburb verdict either way.
Nearby Suburbs Worth Comparing
Broadbeach is commonly compared with Surfers Paradise, which already has a full Narevella guide, as well as Broadbeach Waters, Mermaid Beach and Mermaid Waters.
Useful Narevella Reading
Our Compare Suburbs tool is a useful way to weigh Broadbeach against nearby Gold Coast options. Our existing Surfers Paradise Suburb Guide covers the neighbouring precinct in more depth, and given Broadbeach’s strata-heavy housing stock, our Queensland Property Research Checklist is worth reading before you look closely at any specific apartment.
