Mermaid Waters sits about 6.8km south of Surfers Paradise in the City of Gold Coast local government area, bordered by Clear Island Waters, Broadbeach Waters, Broadbeach, Robina, Mermaid Beach, Burleigh Waters and Miami. Unlike many of its beachfront neighbours, Mermaid Waters is an inland suburb built almost entirely around artificial canal and lake waterways, centred on the roughly 17-hectare freshwater Lake Hugh Muntz. The suburb takes its name from HMS Mermaid, the ship that carried surveyor John Oxley to the region in 1823. The result is a low-to-medium-density canal-estate residential area that feels quite different from the high-rise tourism strips nearby.
Population and Housing
At the 2021 Census, Mermaid Waters had a population of 13,088, a median age of 40, and an average household size of 2.5, the highest of the nearby Gold Coast suburbs, which is consistent with a genuine family-oriented population rather than a holiday-letting market. Around 92% of dwellings were occupied at Census time, meaning far less holiday or investment-stock concentration than a typical Gold Coast beachside suburb. Housing here runs almost opposite to the high-rise suburbs close by: separate houses make up around 60% of dwellings, townhouses around 32%, and flats or apartments only around 7%. In practice, this is a canal-estate house-and-townhouse market rather than a strata-apartment market.
Transport
There is no Gold Coast Light Rail (G:link) station within Mermaid Waters itself. The nearest stations sit in adjoining suburbs and generally require a bus connection or a drive. The Gold Coast Highway and Sunshine Boulevard corridors are the main arterial routes through the area, and Robina heavy-rail station is the nearest rail option, several kilometres away. Anyone weighing up a car-free lifestyle here should factor in that extra step to reach rail.
Schools
Miami State School, despite its name, is physically located within Mermaid Waters rather than in neighbouring Miami. Merrimac State High School, also within the suburb, operates an equidistant catchment. Catchment status can change and being within a catchment never guarantees a place, so always verify the specific address using the official Queensland Government EdMap tool (qgso.qld.gov.au/maps/edmap) before assuming a school is available to a particular property.
Health
There is no hospital within Mermaid Waters. The nearest private hospital is in neighbouring Benowa, and the nearest public tertiary hospital is Gold Coast University Hospital in Southport, a longer trip given the lack of a direct light rail connection from this suburb.
Shopping and Everyday Life
Mermaid Waters does not have a major shopping centre of its own. Pacific Fair, in the adjoining suburb of Broadbeach Waters, is within reasonable driving distance for a full weekly shop or larger retail needs.
Parks and Local Life
Pizzey Park Sports Complex and the Miami Olympic Swimming Pool are significant recreation assets at or near the suburb’s boundary. Beyond formal sporting facilities, the defining open space in Mermaid Waters is really the canal and lake network itself rather than conventional parkland, which is worth keeping in mind for anyone thinking about waterway access, pontoons, or ongoing canal maintenance.
Planning and Development
No dedicated neighbourhood plan or priority development area was identified for Mermaid Waters beyond standard City of Gold Coast City Plan zoning. Rather than assuming a single citywide description applies uniformly, check the City Plan’s online interactive mapping tool for the specific lot in question.
Flood and Property Due Diligence
This is arguably the most important research angle for Mermaid Waters. The suburb is an artificial canal and lake development built on land that was originally flat grazing country interspersed with swamps draining toward a nearby creek. Canal-front and lake-front lots in particular warrant checking waterway and tidal flood behaviour, seawall condition, and any canal-specific overlay provisions, none of which should be assumed purely from the suburb’s general “family friendly, non-beachfront” reputation. Always check the official City of Gold Coast flood-mapping tools for an address-specific result rather than relying on a suburb-wide impression, and canal-front buyers specifically should ask about any canal or waterway maintenance obligations attached to the title.
Nearby Suburbs Worth Comparing
Buyers looking at Mermaid Waters often also consider Broadbeach, Broadbeach Waters, Mermaid Beach, Robina, Miami and Burleigh Waters, each with a different balance of canal, beachfront or high-rise character.
