Moving to Brisbane: What to Research Before Choosing an Area

Elevated view over Brisbane suburbs with the river winding past the city skyline

Search “moving to Brisbane” on Narevella before today and you would find guides for the Gold Coast, Moreton Bay, Logan, Ipswich, Redlands and South East Queensland as a whole, but nothing for Brisbane itself. That gap is not an oversight so much as a symptom of the real problem: Brisbane is too big, and too varied, to research as a single place. This guide treats it that way from the start, breaking the city into the sub-regions Narevella already covers in depth, then walking through the research method that applies to any one of them.

Current as at September 2026. A handful of facts below are dated, and are flagged as such so you can judge their currency for yourself.

Why Brisbane Is Too Big to Treat as One Place

Brisbane City Council’s local government area covers riverside inner suburbs, established middle-ring family suburbs, growth corridors near the southern and northern city limits, and everything in between. A “moving to Brisbane” question answered with one set of generic advice is not much use to someone choosing between a unit near the CBD and a house 20 kilometres out. The more useful starting point is to work out which part of Brisbane actually matches what you need, then research that area specifically.

Breaking Brisbane Into Areas You Can Research

Narevella has published suburb guides across every part of the city. Grouping them by sub-region gives you a sensible starting shortlist rather than an overwhelming list of 25-plus suburbs.

Inner North and City Fringe

Character housing, riverside and Valley nightlife proximity, and some of the shortest commutes to the CBD: New Farm, Fortitude Valley, Paddington and Ashgrove.

Inner South

A mix of established character pockets and light-industrial land in transition: West End, Salisbury and Coopers Plains.

Inner West

River-bend suburbs along the Ipswich rail corridor with a strong university and family mix: Toowong, Indooroopilly, St Lucia and Kenmore.

East and Bayside

Ferry-first suburbs and bay-facing pockets: Bulimba, Carindale and Wynnum.

South

Brisbane’s largest cluster of established and growing family suburbs, several now served by the new Brisbane Metro busway routes: Sunnybank, Runcorn, Eight Mile Plains, Upper Mount Gravatt, Wishart, Calamvale, Parkinson and Rochedale.

North

Major retail and health nodes on the Gympie Road corridor: Chermside and Aspley.

A Research Checklist That Applies to Any Brisbane Area

Whichever sub-region you are drawn to, run the same checks before you commit.

Transport and commute

Brisbane now has two operating Brisbane Metro busway routes and Cross River Rail is due to complete in 2029, both of which change what “well-connected” means for particular corridors. Test the actual journey for your own destination and times rather than assuming a suburb is well served because it is inner-ring.

Schools and catchments

Catchment boundaries decide which state school a property is zoned for, and they do not always follow suburb names. Verify the current catchment for any specific address rather than assuming from the suburb guide alone.

Flood risk

Brisbane City Council runs its own flood mapping tool, FloodWise, and it is a genuine Brisbane-specific advantage: no other SEQ council offers quite the same single address-level report. Run it for any address you are seriously considering, in any sub-region, river-adjacent or not.

Planning and character overlays

Brisbane City Council administers its own City Plan, and a meaningful share of the inner and middle-ring suburbs above carry a character housing or traditional building character overlay that affects what you can do to a pre-1947 home. This is one of the most Brisbane-specific research points there is.

Rates and water costs

Water in Brisbane is billed separately from council rates. Understanding how that split works before settlement avoids surprises at your first bill cycle.

Currency Hooks Worth Checking

A handful of Brisbane-specific developments are moving quickly enough that they are worth a fresh check rather than relying on secondhand summaries. Each is covered in its own Narevella article, so treat the notes below as pointers, not the full story.

  • Cross River Rail is due to complete in 2029 and will change capacity and access for parts of southside Brisbane. See Cross River Rail Completion in 2029.
  • Brisbane Metro’s M1 and M2 busway routes are now both operating. See the dedicated guide on what that means for buyers once it publishes.
  • Brisbane approved smaller lot sizes and taller buildings in low-medium density zones in 2026. See Brisbane Approves Smaller Lot Sizes and Taller Buildings.
  • The Indooroopilly-Carindale planning amendment changes tower height provisions along part of the inner west and east. See Brisbane’s Indooroopilly-Carindale Planning Amendment.
  • The Brisbane 2032 venue program has funded and in-progress works in several parts of the city and region. See the dedicated Narevella article once it publishes for what is actually funded versus still in planning.

None of these facts should be read as a reason to expect a particular outcome for any specific street or property. They are research starting points, not predictions.

A Practical Way to Start

Rather than trying to hold the whole city in your head, shortlist two or three sub-regions above that match your commute, budget shape and lifestyle preference, read the individual suburb guides for each, and then put your shortlist head-to-head using Compare Suburbs. That is a far more reliable way to choose an area than reading generic “best suburbs in Brisbane” content that was not written with your specific commute or budget in mind.
