Brisbane Area Guide
The Queensland capital, from the CBD and inner riverside suburbs to family suburbs on the north, south, east and west sides.
Getting Oriented
Brisbane City Council covers the Queensland capital, from the CBD and inner riverside neighbourhoods out to bushland edges in the west and the bayside in the east. It is where most of Narevella’s suburb by suburb research currently lives, with full area guides across the inner north, inner west and south side, and more being written.
Brisbane property research runs through Brisbane City Plan. Zoning, neighbourhood plans and overlays such as flood and heritage are all published through the council’s City Plan mapping tools, and checking them for the specific address is the single most useful habit for any Brisbane buyer. Our guide on recent City Plan changes to lot sizes and building heights shows why the details move.
Suburbs to Explore in Brisbane
These are the areas we treat as the main research pathways in Brisbane. Suburbs with a gold underline already have a full Narevella guide. The rest are on our writing list, and we would rather publish fewer, properly researched guides than a large number of thin ones.
What to Research in Brisbane
For any Brisbane address, these checks do the heavy lifting:
- The exact zone, neighbourhood plan and overlays for the address through Brisbane City Council’s City Plan online mapping, covered in our zoning and overlays guide.
- Flood history and flood overlays for the specific lot, covered in our flood risk checks guide.
- The current school catchment through the Queensland Government’s EdMap tool rather than suburb name alone.
- Transport changes that affect daily commutes, including Cross River Rail construction impacts.
- Proximity impacts such as main roads and flight paths, covered in our buying near a main road or flight path guide.
